Men Tick Me Off, OMG…!

“Men tick me off, OMG…!” Certainly some, if not all the women out there, have said that to themselves or their friends.

A new free microblogging website Ticked.me is launching this month, which lets users express and share their flurries on almost everything about men or women that drive them crazy.

Similar sites such as VentNation lets users vent on the things, almost everything, that bother them. You can say that even Twitter, Yammer, etc., also let users express themselves in the same way, except these sites tend to focus more on the general stuff, other than certain specific issue, and because of so many categories, these sites tend to bury a lot of the users posted updates.

However, Ticked.me exclusively lets users to chant about their inner thoughts on the things about men or women that make them just want to scream or pull their hair off.

Historically, similar sites have not been able to gain much traction, but with the current wave of social network tools, there might be a space for these kinds of web sites.

Only time will tell how Ticked.me or other similar sites may turn out. But it is suffice to say that it’s fun to read what or how women (or men) feel about each other, in general. After all, it may help someone learn more on how to deal with his or her relationship.

TechColumbus TopCAT Innovation Reception

The TopCAT Winners and Finalists came together last night, Wednesday, May 28th, at the lobby of the law firm of Vorys, Sater, Seymour & Pease in Columbus, Ohio, for a great reception and networking.

The reception was great, the hors d’ oeuvres, wine, beer, soft drinks and valet parking were sparklingly superb and tastefully delicious, all freely provided by the good folks at Vorys and TechColumbus.

Surprise, RentersQ is One Year Old!

RentersQ celebrated its one year anniversary on May 1st with an unexpected high growth of 310 registered users from around the world without advertising, with an average of 7,000 new visitors a day.

Its proprietary web-based rental history reporting platform is slowly but surely changing the residential rental community’s experience, around the world.

RentersQ Online Address Book and Calendar

When you log into the current RentersQ My Account site, you experience a rich collection of cool features and tools designed for anyone, both the tenants and landlords and property owners and managers.

There’re certain features such as the Profile, Blog, Forum and Bulletin pages that we’re yet to upload and we’re going to do this real soon, however, here at RentersQ, we’re constantly trying to add more useful tools that add great value for our users. Some of the cool features and tools that we’re currently working on are; the RentersQ Online Address Book and Calendar.

Since the RentersQ Record Database aims to maintain the largest database of all the tenants and landlords in the world, we’ve decided to make it even easier for our users to freely organize their contact information in order to better stay in touch with their friends, family members and business associates.

Because each RentersQ Record reflects precise and accurate contact information for each user in real-time, the RentersQ Online Address Book will aim to make it even easier for our users to always be able to instantly have access to correct and precise contact information for their friends, family members and business associates as reflected in each user’s RentersQ Record and RentersQ Profile.

RentersQ strongly adheres to strict privacy policies, thus users will be able to discretionary select and add each user whomever they want to be able to see and have access to their contact information in the RentersQ Online Address Book.

RentersQ users will be able to easily and selectively share and exchange their online address book and calendar only with users in their network.

We’re developing the RentersQ Online Address Book to integrate with the Outlook/Outlook Express, Mozilla Thunderbird, and Mac OS X’s Address Book, and support other available formats.

We’re looking forward to the debuting of the RentersQ Online Address Book sometimes in the middle of 2008.

Tenants from Hell, Slum Landlords, and Run Down Rental Houses

So, you’ve been working for years, you’ve saved up some money, and you’ve decided to invest it in a more secure market, the myth of unsinkable real estate investment, by buying certain residential properties, houses or an apartment complex, in order to generate some steady, passive income, so you think.

You spend additional money, let’s say $45,000, improving the property; you paint it, put in new carpets, new kitchen cabinets, washer and dryer, and everything else, hoping to entice your prospective tenants. So, you’ve bought some ads in your local newspapers, and little did you know, you’ve finally found someone who’s willing to sign your lease agreement.

Now that he or she has moved in, you don’t have to worry about fixing stuff inside the property, because everything was new and in super working condition when your tenant first moved in.

You’re now reaping the benefits, just as you’ve planned it. Your tenant pays the rent on time each month; so you have nothing to worry about. The money is good, right? Yeah, right. A few months later, the police is called for domestic disputes at your property, but no big deal, right? Right! A few more months, the neighbors complain about loud music from your property, but it’s okay, no biggie.

The time goes by real fast, sooner than you thought, the lease comes to an end, and it’s time for him or her to move out, and you go do the final walk through, inspecting the property. To your surprise, the house is a mess, it looks like a zoo, there’re holes in the walls, the carpet looks nasty and filthy, the new kitchen you had renovated is gone, the walls are red-and-brown from cigarette smoke, and everything in the house needs to be replaced.

Wow, what went wrong? He or she always looked clean, drives a nice car, and paid his or her rent on time. So, what went wrong? You’ve charged the fair market price value, let’s say $3,450 a month in rent, plus a deposit of one month’s rent, that’s $44,850 a year, and that’s good, right? Right!

After your tenant has moved out, you called up your contractor to give you an estimate of how much it will cost to fix up the property and get it ready for the next tenant. The quote your contractor brought you is in the amount of, let’s say $56,940, that’s how much it’s going to cost you to fix up the property, again, in order to make it ready for the next move-in.

But that’s $11,940 more than what you’ve initially put in, so did you make any money from your first year of rental property? Then, what went wrong?
